CUSTOMIZED HOME SEARCH

• After considering the above info, we now send you a customized list of homes currently on the market.
• Then you select the homes you would like to see in person.

VIEW PROPERTIES

• Find a day and time to view homes.
• We set up property tours of the homes you have selected.

LET’S MAKE AN OFFER

• Things to consider, price, terms, escrow period.
• Items needed to submit - Pre-approval + Proof of funds.
• Typical timelines - 30 Day close of escrow, 10-17 day inspection + 15-17 Day Loan + Appraisal.

NEGOTIATIONS

• Seller can accept our offer or counter our original offer.
• We work to get you the best price and terms possible.
• Accepted Offer / Buyer + Seller agree on all terms.

EMD

• Earnest Money Depost.
• Typically 3% of the purchase price.
• Wired to escrow within 3 business days.

INSPECTIONS

• General Inspections give an overview of the condition of the home.
  Costs $500 - $700.
• Other Inspections can include pool, chimney, sewer, and termite.

APPRAISAL

• This is set up through your lender to determine the homes value.
• This typically Costs $400 - $900 and is paid through your lender.

LOAN APPROVAL

• Lender works to finalize all docs needed to fund loan.
• Signing of loan documents with a notary will be set up through escrow.

FINAL

• Send the remaining down payment 3 days prior to closing.
• Do a final walk-through of the home.
• Record the sale with the city.
• Fund the loan and close escrow.

CONGRATULATIONS

• Receive keys to your new home.
